An estate, hoarding or property cleanout in Nanaimo is priced by the trailer load, worked room by room, and run at whatever pace the situation needs. Here is what actually happens on one, what gets set aside before anything leaves, and what moves the price.
How the job actually runs
It starts with photos or a walkthrough, and an estimate. Then a date, a crew and the trailer. We work room by room rather than sweeping everything into bags, sorting into keep, donate and dispose as we go, and the space gets swept before we call a room done.
A single heavily filled room usually clears in hours. A whole home is typically a multi day job across more than one load.
What gets saved
Documents, photographs, jewellery and anything that looks sentimental or valuable gets pulled aside into labelled boxes for you rather than loaded. We watch for these things on every pass, and we will be honest about the limit: in a deeply filled home nobody can promise to catch every valuable, which is why anything that looks like it matters comes to you for the decision instead of us making it.
Nothing leaves without a yes. That rule holds whether the yes comes from you, an executor, or family on the phone from another province.
Who can direct the work
Whoever the situation puts in charge: executors working through a will, out of town family, property managers between tenants, support workers alongside a client. We can provide photo updates as rooms clear, and we take direction from whoever you nominate, so the work moves without you needing to be on the island.

Loads, days and pace
The load prices are the same as any job: $125 minimum through $850 for a full 15 yard trailer, and $850 is one full load rather than a whole home price. Heavily filled homes often run two or more loads, and estates with a possession date get planned backward from that date.
Pace is yours. Some clients want one decisive push, others want a room at a time over several visits. Both are normal here.
What changes the price
- Volume. The number of trailer loads is the biggest factor, and the pricing page shows the ladder.
- Weight. Books, files, tools and dense material can reach the trailer's weight capacity before it looks full.
- Labour. The first hour per load is included, then $100 per hour. Sorting intensive homes carry more labour than clear and load jobs.
- Contamination. Where PPE, containment and careful handling are needed, hazard labour applies on top of normal load pricing, with a four hour minimum at $150 to $250 per hour by severity.
- Access. Stairs, long carries and tight sites are labour questions, talked through at the estimate.
Discretion
